										<content:encoded><![CDATA[<p><span style="font-size: 18px;">So many salespeople go into selling without understanding the fundamentals and how they are to be used to build business relationships. Often, the hard sell strategies end up doing just the opposite, leaving the salesperson scratching his or her head wondering &#8220;where am I going wrong&#8221;? This is why you need not only to become a subject matter expert, but also to<strong> make friends too</strong>.</span></p>
<p><span style="font-size: 18px;">Sometimes a small mistake can turn off a client and cause negative thoughts and attitudes. So, I would like to recommend a couple of books on the subject of sales for you to read. They complement each other well. The first is:</span></p>
<p><span style="font-size: 18px;"><strong><em>Winning Moves &#8211; The Body Language of Selling</em>, by Ken Delmar, 1984.</strong></span></p>
<p><span style="font-size: 18px;">The book has a great subtitle, &#8220;the keys, strategies, moves, gestures, expressions, style and aura that work for winners.&#8221; Delmar suggests that religious leaders, politicians, actors, trial lawyers and top sales people all have specific behaviors in common. If we can emulate these behaviors, we too can be successful.</span></p>
<p><span style="font-size: 18px;">Among the topics he discusses are how to maintain composure and an aura of trust, limit stress, feel relaxed, self-assured and confident. Imagine disarming prospects by improving your voice and body language to promote accommodating and listening prospect engagement. Potentially even winning over hostile leads with open body language and calm tone of voice. Learning to look alive on camera, command a room, and to quell anger &#8211; its all covered in this great book. The second of my choices is:</span></p>
<p><span style="font-size: 18px;"><strong><em>How to Master the Art of Selling Real Estate</em>, by Tom Hopkins, 1986.</strong></span></p>
<p><span style="font-size: 18px;">Hopkins opens his book by explaining what society <em>expects</em> of a real-estate salesperson. He then works to explain how to modify audience expectations to deliver encounters that will encourage prospective customers to engage positively. He writes about prospecting, qualifying, verbal techniques, telephone sales, open house techniques, asking for commitment or offers, and how to close the sale. Next, how to present the proposal and how to maintain a referral network from happy customers and their friends. There is also a section on staying organized, scheduling and planning. The final chapter is how to keep a score card of your successes; tracking sales, money made, net-worth and goal setting. Above all, he stresses maintaining a professional attitude at all times.</span></p>
<p><span style="font-size: 18px;">Reading these two books, and applying their ideas should aid you in increasing sales while, at the same time, <strong>making more friends</strong>.</span></p>

										<content:encoded><![CDATA[<p><span style="font-size: 18px;">Do you invite your prospective customers to ask questions &#8230;or do you try to avoid getting questions from them? You&#8217;re walking away from a lot of easy sales if you don&#8217;t encourage prospects to ask questions.</span></p>
<p><strong><span style="font-size: 18px;">1. Prospects Who Ask Questions Are Usually Ready To Buy</span></strong></p>
<p><span style="font-size: 18px;">Prospective customers who take the time to ask questions usually have a high level of interest in your product or service. By asking questions they identify themselves as likely buyers.</span></p>
<p><span style="font-size: 18px;">A prompt and complete answer to their question along with a gentle reminder of the benefits they will get is usually all it takes to close the sale.</span></p>
<p><span style="font-size: 18px;"><strong>Tip:</strong> Make it easy for prospects to ask questions when they are at your web site or in other selling situations where there is no personal contact. For example, list your phone number or an email address they can use for questions.</span></p>
<p><strong><span style="font-size: 18px;">2. Set up A Procedure for Managing Questions</span></strong></p>
<p><span style="font-size: 18px;">Answering questions from prospects does not have to take a lot of your time. Many of the same questions will be repeated over and over again. But you only have to answer each question once &#8230;if you save the answer to each question to a permanent file.</span></p>
<p><span style="font-size: 18px;">Every time you get the same question again, just copy the answer from your saved file into your reply &#8211; and customize it appropriately. You will be able to answer questions quickly. And you will impress prospects with your promptness and personal attention.</span></p>
<p><strong><span style="font-size: 18px;">3. Always Reply Promptly</span></strong></p>
<p><span style="font-size: 18px;">Answer questions promptly. Your prospect&#8217;s level of interest and your chances of getting the sale will decline as time passes without a reply. Prospects are also likely to judge your commitment to serving customers by how long they waited to get the answer to their question.</span></p>
<p><span style="font-size: 18px;">Tip: If you find yourself personally answering a lot of questions, add a Questions and Answers page to your web site &#8211; or to your printed sales material. Include the answers to your most frequently asked questions. This reduces the number of questions you have to answer individually.</span></p>
<p><strong><span style="font-size: 18px;">4. Take Advantage of the Selling Opportunity</span></strong></p>
<p><span style="font-size: 18px;">People tend to pay close attention to what you say when you answer a specific question they asked. Take advantage of this. Don&#8217;t just answer their question. Include a reason for them to buy as part of your answer.</span></p>
<p><span style="font-size: 18px;">For example, a typical question may be whether or not your product or service applies to the questioner&#8217;s situation. If it does, expand your answer to remind them of the specific benefits they will get. <strong>Then tell them exactly how to order it so they can get those benefits immediately.</strong></span></p>
<p><span style="font-size: 18px;">Remember, prospective customers who ask questions are usually close to buying. A gentle nudge from you will often get them to take action. Provide that nudge when you answer their question.</span></p>
<p><strong><span style="font-size: 18px;">Many businesses try to avoid questions from their prospects and customers. They are making an expensive mistake. Answering questions from prospects and customers is a highly effective and very low-cost way to <span style="color: #ff0000;">boost sales!</span></span></strong></p>

<p>Russ’ business is located on the road between the interstate and the town, but the town’s only cable company’s internet is down at least once a week during regular business hours. This was slowing down his staff’s work, sometimes preventing orders being placed on time. And worse &#8211; almost certainly, Russ was losing potential new business.</p>
<div>The Verizon Complete Business Bundle came to his rescue. His new solution includes an Arris NVG558 router with Verizon LTE Business Internet, installed within a few days. This router features a GigE LAN, which he uses for his One Talk business phone solution and night-time backup of his data; and dual band WiFi for connectivity throughout his brick-and-mortar location.</p>
<div>Russ reports he is getting up to 50 Mbps speed – with no outages &#8211; and he has since cancelled his cable contract.</div>

<p><span style="font-size: 18px;">Globe Life Field opened in Arlington, Texas, last year – directly across the street from Globe Life Park, Rangers’ home for the past 25 years. The new stadium has synthetic grass, a retractable roof, and a seating capacity of 40,000. In fact, seating was near capacity yesterday for the first game of 2021 played in the new stadium.</span></p>
<p><span style="font-size: 18px;">Despite the large numbers of people present, <a href="mailto:rjstapp@conectus.com">Rick James Stapp</a> recorded 5G download speeds of <span style="color: #ff0000;"><strong>1,580 Mbps on his Verizon 5G smartphone</strong></span>. As you probably know, <strong>5G stands for the fifth generation</strong>. Also dubbed Ultra-Wideband or UW, Verizon 5G utilizes higher frequency cellular bands to deliver greatly increased speeds. It is particularly valuable to businesses, that can now connect many more devices, including automated machine-to-machine (M2M) services.</span></p>

										<content:encoded><![CDATA[<p><span style="font-size: 18px;"><strong>We&#8217;ve all had the unfortunate experience of being convinced by a pushy salesperson</strong> to buy something we weren&#8217;t sure we wanted. You may have really wanted the product, but after being pushed into buying it, you don&#8217;t want it anymore. You either return it or you never patronize the store again.</span></p>
<p><span style="font-size: 18px;">Since you resent the experience, don&#8217;t recreate it for others when you are trying to sell. If you didn&#8217;t appreciate being pressured and disrespected, no one else will either. When trying to close a sale, you must always respect the opinions and thoughts of the buyer. If all you care about is your payoff, then you will drive customers away. They will be afraid to buy from you, thinking that you will always try and convince them to buy things they don&#8217;t want.</span></p>
<p><strong><span style="font-size: 18px;">Here are some helpful tips to help you close a sale with class:</span></strong></p>
<ul>
<li><span style="font-size: 18px;"><strong>Be kind and considerate</strong></span></li>
</ul>
<p><span style="font-size: 18px;">Don&#8217;t try to fool the customer. You will get a lot further if you&#8217;re really trying to help them, instead of just helping yourself.</span></p>
<ul>
<li><span style="font-size: 18px;"><strong>Give them a direct request</strong></span></li>
</ul>
<p><span style="font-size: 18px;">You can let them know what you want them to do. Don&#8217;t be afraid to ask for the order or sale. The customer will know you are being honest if you tell them what you really want them to do.</span></p>
<ul>
<li><strong><span style="font-size: 18px;">Give them two choices: </span></strong></li>
</ul>
<p><span style="font-size: 18px;">Explain that, on the one hand, if they buy the product, they will be receiving these benefits. Then explain that if they don&#8217;t buy, they will be losing out in certain ways. People like to have the pros and cons laid out for them. It helps them make a decision the smart way.</span></p>
<ul>
<li><strong><span style="font-size: 18px;">Give them plenty of room to think: </span></strong></li>
</ul>
<p><span style="font-size: 18px;">Don&#8217;t pressure them. As I mentioned above, people resent purchases they were pressured into. Real persuasion doesn&#8217;t involve pushiness. The choice belongs to your customers, so let them make it.</span></p>
<p><strong><span style="font-size: 18px;">We learn at a very early age how to persuade people to do what we want them to. Some of us learn it better than others, but <span style="color: #ff0000;"><em>EVERYONE</em> </span>can <span style="color: #ff0000;"><em>LEARN</em> </span>to use simple persuasion techniques to make their life better. Often, earning more, finding the perfect mate, being pushed around less, and being happier in life don&#8217;t have anything to do with you as a person. It has more to do with knowing a few simple rules of persuasion.</span></strong></p>
